Kings Hall Phase 2, South Belfast

A mixed-use scheme delivering new homes, commercial space, and life sciences buildings as part of the wider Kings Hall regeneration.

The Fund provided a £12.06m senior debt facility to help bring forward two further elements of the wider Kings Hall project, namely Plots 4 and 9 which respectively are a 40-unit residential scheme with ground floor commercial and two life sciences buildings of 18,000 sq. ft and 11,000 sq. ft, respectively. The NIIF has previously funded infrastructure and a similar sized commercial development for Phase 1 of the project.

The site is located a few minutes’ walk from Lisburn Road in South Belfast, 3.5 miles from Belfast city centre.

The scheme is being delivered by Benmore Group and Vetranio NI and is due to complete in Q2 2026.
